Room Availability
Please note that our room and property availability is subject to constant change. What you view on our website may vanish, while previously unavailable options might suddenly become accessible as rooms are released due to unpaid deposits.
In the interest of fairness, availability is open to all guests online. If you opt to contact us via email instead of booking online, keep in mind that the availability you view may change before we can respond to your email.
Our busiest period falls during Christmas and New Year, with occupancy quickly reaching 100%. For the first time in 2024/25, we will be offering discounts during peak season. Therefore, if you're considering a holiday with us over Christmas, we urge you to act promptly to secure your booking.
Telephone Calls & Emails
During this period, we experience a surge in emails from our guests seeking quotes, information about property facilities, room amenities, and other details. We are committed to addressing each inquiry diligently, however, we kindly ask for your understanding that responding to emails requires time, and availability may change as other guests book online. For those who prefer to call us, we take messages and add them to our response queue to ensure fairness in addressing all inquiries.
Accommodation Searches & Filtering
Booking is most efficient and hassle-free via our online booking system. Here are some key points to keep in mind when searching for available dates:
- Explore Different Dates: Experiment with various dates as even minor adjustments can significantly impact the availability of accommodations.
- Provide Accurate Guest Numbers: Specify the correct number of guests, including children, to filter accommodations that can comfortably accommodate everyone.
- Benefit from Dynamic Discounts: The displayed discounts are dynamic and tailored to your entered dates. If your booking spans multiple Early Bird discount periods, you'll see the applicable discount reflected.
- Use the 'Enquire Now' Button Carefully: It's intended for requesting a quote and does not finalize your room reservation. Remember to proceed with the actual booking when you're ready.

Discounts
This coming winter, we offer three types of special discounts: Early Bird, Stay and Save, and Repeater. Each discount varies based on the dates and length of your stay, as well as your previous stays with us. For more details, please see below.
You may notice us referring to "Up to 50% off" (or similar), which is a composite of various discount amounts. The 50% discount is derived from a booking where a 30% Early Bird discount applies for a 14-night stay (inclusive of 4 free nights, equivalent to a 29% discount), along with a repeater discount of 5%, resulting in a total stacked discount of 53%. Please note that as Early Bird promotions conclude, the maximum available discounts will decrease.
Early Bird Discounts
To encourage guests to book in advance and secure their desired availability, we offer discounts that expire on specific dates. While it's not impossible, it's highly unlikely for us to offer discounts as generous as the Early Bird discounts, so once the promotion concludes—they're gone for the season.

Payment Process
We are committed to ensuring a straightforward payment process for our guests. Our system sends email reminders when payments are due and provides online payment assistance to facilitate the process.
Deposit and Balance Payment
Upon securing your booking, a deposit amounting to 20% of the full non-discounted price of your accommodation will be required. Following the successful processing of this deposit, you will receive a confirmation document outlining your booking details—please review this document thoroughly to ensure all information is accurate. Your booking is considered confirmed once this deposit is received. If the deposits are not paid, the reservation will be cancelled and the room will be made available to other guests.
The remaining balance for your accommodation must be settled 60 days before your check-in date. This balance will be the initial price quoted at the time of booking, minus the deposit already paid, a detail also reflected in your confirmation document. Failure to pay the balance by the due date will result in the cancellation of your reservation and the room being offered to other guests.
Please be aware that cancellation fees will apply if you decide to cancel your booking after it has been confirmed. We strongly recommend reviewing our terms and conditions before making a booking to familiarize yourself with our cancellation policy.
For those wishing to lock in favourable exchange rates, there is the option to pay the full accommodation cost upfront when the deposit is due, or at any point before the 60-day balance payment deadline.

You can conveniently settle your booking payment through our secure payment portal. We've partnered with Square and Flywire, allowing you to select the payment method that best suits your preferences.
